so i've been reading a few lay reports on here and the biggest thing i've noticed is that people who f-close girls from clubs tend to say the "listen we are both mature adults here and I'm going to be honest with you and tell you I wanna have sex with you tonight" etc.. or a variation of that and it tends to work.

I'm wondering when is it the right time to say it?
if you're flirting/making out with a girl is it fine to tell her after? cause the only times I've read this line being used is when the girl seems like she is not sure she is attracted to you .

is it fine to say a variation of it like this "were both adults and i'm going to be honest with you and tell you that I want you to come to my place with me. " ?

most importantly i'm just wondering when exactly is the best time to bust it out and say it and how you should say it (as in what facial expression, tone of voice, etc. because I know this would be extremely important in this situation) .
