| I would say a bar is essential, have wine, different liquors, and beer at all times so you can invite a girl up for "a quick drink", or people over for an a-bar. The guy who does a-bars is always seen as cooler than the guy who doesn't, and it automatically puts you in the position of being the Alpha/Host of a group.
A good sound system with a wide variety of music, either hooked up through a computer or whatever.
If you have room, a TV with something fun like a Wii, its interactive and at the same time allows you to challenge them to something they can quickly learn and be good at, if they don't already know it. I've known lots of girls who enjoy Wii, and its a way to get playful with them and quickly escalate kino.
Always have food, snack food and stuff for late night, but breakfast stuff for the next morning. The breakfast is optional, you may not like the girl enough, but if you do, cooking breakfast is always a turn on to girls, especially if your a good cook and can make something like eggs benedict for them (most chicks I've met love benedict). This also curbs the potential for buyers remorse the next day, and increases the chances that therefore she will sleep with you again since she doesn't feel slutty for doing so.
Always have condoms within arms reach of your bed and couch, this is my personal preference but I hate breaking the flow and leaving the room to get condoms.

Clean bathroom! If you keep anything clean, its THIS. Clean toilet, bleached, clean floors, clean sink, clean shower, clean shower curtain. It can be a huge turn off if she goes into a filthy bathroom before you get it on, it can cause your value to lower in an instant, it can literally disgust her.
