I think its not scripted but anyway...

What in your opinion are the main 3 components to have in order to do this successfully.

And is it possible for real to take her number after that without she feeling buyers remorse and flaking you after you contact her? (because there was no comfort/rapport stage)

Clearly fake. Although I guess that yes, it could be used, it's a quite useless routine, for it does not add any value at all from my POV. If you are at the point where you get a girl to make out with you with that routine, she would have been in for it either way.
