Situation:

I own a house that I stay at 2-3 days out of the week. I rent the rooms to 3 people, one of which is really hot. She's been living there a little over 2 years. I've had a long term girlfriend for most of that time (ex gf really hated her cause she's a flirt).

She's 21 I'm 27 (not really a factor in this case)

Besides physical attraction she's not my type, I definitely don't want to date her.

I have little doubt that I can take the relationship to any physical level I choose.

She seems like the type that would be open to fwb.

She has this sexual energy that most Asians girls just don't have. (I've only really dated Asians).

Only do it if you are okay with the worst case scenario. The crappy part is you rent out the place. What are you going to do if she goes psycho on you at the end? Evict her? I don't know what the rental laws are in your area, but if there are some weird renter's rights or just notification laws, this could suck majorly. An owner hooking up with a renter is tricky business.
