Post subject:  Advice needed on Super hot Estate Agent
I need advice on how to approach an Estate Agent (real estate broker?) for our American friends.
I am trying to rent out a couple of empty flats (apartments) at the moment (where I am not resident), so am approaching letting agents. I went into the office of my preferred option and there was a HB9 in there in her 30s. We talked and we have arranged to her to visit one of the properties.

How do I ask her out and flirt without it being creepy? :-/

Do I ask her out before the visit, during or after?

Try and force IOIs? If so how?


I live in a town of about 80,000 people, so I checked her name out on Facebook and we don’t have any mutual friends, but friends of friends I assume, as her name was first on the search list. Her profile sais ‘single’ 

I had no specific IOIs just that standard very smiley, very friendly demeanour or someone trying to make a sale. We only briefly talked of subject as I used to know someone who worked in her office years ago (but not anymore).

Ps I am in my early 40s.

Thanks, I think may be do this outside of the property once we have been inside?....keep it low pressure.

I was going to say you have my number (she does) text me if you fancy a drink?....but this is probably too wooly and she'll probably flake?

There is a new trendy gastro pub very near the property...might suggest there....she seems the type.

"Okay, now that business is concluded, I'm going for a beer, join me".

Here's how it went:

I showed her round the flat. I kept it very professional about the renovations required etc and technical tenant stuff.

I told her that I work in London and from home in the small town where we are. She volunteered that she used to work in London....she asked what I did for a living IOI?

As we got outside the property I said "I'm glad that's concluded...all that business stuff..."

As she was walking down the front steps I added "do you go out much in (the posh olde worlde area of town her office is)........she replies yes. I asks if she has ever been to the trendy gastro pub. Before she answers I say " if you're about over the weekend, give me a call....you do have my number (I know she has).

She replies " Saturday I'm free"

Like a cock I said "let me know"....rather than nailing it down. :-(

She hasn't been in touch....

What do I do know?????....I could think of a lame ish excuse to call her office or email her???

Thoughts???

Lmao.....she was that hot huh that you didn't nail it down...i'm going to assume you don't have her number...if so i would even attempt to see if she is still down to go out Saturday. P.S. thinking of a lame excuse when you've already expressed intent is going backwards...see if she is still interested first before taking steps back.

What method to contact without seeming too desperate?

Yes I don't have her mobile number , only office and office email......seems a bit odd contacting on these.....no one likes to shit where they eat!

P.s I did call my self a cock out loud afterwards for not nailing it down! Lol

Majikal on point. That's all you ever need to do as a man. Just that. If you conduct your life in this fashion you will create so many opps your head will fucking spin. It will create too many opps for one man to act upon.
