Here's the deal:

I'm really good in the first interaction, and I'm good at getting a # close. My problem comes with texting and setting up hang out dates. By the time I try to close and set up a date, girls are already losing interest. I try building comfort, rapport, making jokes, and all that, but i feel like there's something fundamental that i'm missing.

I want to know what I need to be conveying in order to keep them excited during texting.

This happens all too often, and i was wondering...WHAT AM I MISSING?

Well, not that i'm an expert, but if your targets are losing interest before the actual date, then you should probably ask them out sooner. Usually, get the # and the day after tomorrow you ask her out. I can't vouch for texting the asking out, you should do it by calling them, that neglects the not texting back part so you would know right away and not sweat in wait. Some flirting by text messages is good (don't text massively, otherwise they might see you as too pushy or you'll wear them out before the actual hang out, hence the losing interest part), but ask them out by calling. My idea. Hope i was of any help.

My rule of text is to text first to make them gain interest, be witty and confident, disadvantages of texting is that you cant really neg/kino so it makes it harder to sustain interest so I would usually use jokes, ask unique questions, text back after long gaps to make them want a text and small things like that really, a nickname usually works well and telling them a secret, but you have to finnish texting them on a high note as you dont want to be the one to text first next time, and dont text first next time round, and if she doesnt text you, learn from your mistakes and move on
